CONTRACT WITH PRUDENTIAL REAL ESTATE GIFTS FOR
PROGRAM TO PURCHASE/DONATE REAL ESTATE
ANYWHERE IN THE U.S.A. PARTLY FOR CASH AND
PARTLY FOR INCOME TAX BENEFITS
New Civilization, a California public-benefit, non-profit corporation
has signed a contract with Prudential Real Estate Gifts
("Prudential"), an affiliate of the Prudential Insurance Company,
which provides that Prudential will act as the agent for New
Civilization to assist in the purchase/donation of real estate anywhere
in the U.S.A. The purchase/donation may be partly for cash and
partly for the tax benefits that come from a partial charitable
donation of property. While single-family residential properties work
best in this program, any type of real estate will be considered. (We
cooperate fully with real estate brokers.)
Here is the way the program works. New Civilization will solicit real
estate from persons who wish to dispose of their property for a
significant percentage of fair market value in cash, and the balance
of the market value in possible charitable donation tax benefits, and
perhaps a capital gains tax reduction. Since each donor and each
property are unique, the exact figures and tax benefits are
determined on a case by case basis. (In some instances the net cash
to the seller/donor can be close to that of a conventional sale for fair
market value.)
Once New Civilization identifies a potential seller/donor, Prudential
comes into the transaction to assist in closing a short escrow by
putting up the necessary cash. Prudential performs an initial
inspection of the property at no charge. If the property fits the
program criteria, the seller/donor must then arrange for a
professional appraiser and inspector to prepare formal reports. The
cost for these reports perhaps can be paid out of the escrow.
Once the escrow closes, Prudential lists the property for sale,
manages the property until it is sold, and takes its management fees
out at the close of the second escrow. New Civilization receives the
balance of the escrow funds for its non-profit programs for the
benefit of humanity.
